For someone who loves maps, Anna's Greyhawk map is just something I could (and have!) stare at for hours. I wish she would do a Realms map in the same style and detail.

I think both. Top-down with the main setting overview, bottom-up with the Greyhawk City overview. That way, they cover their world-building bases.

I think you're overestimating what's going to be in the chapter. It probably just going to be bare-bones info. There's probably going to be very little "tone" involved. EDIT: actually, from further responses, it looks like a lot of posters are overestimating what we're going to see in this chapter.

That's why I specifically said "setting guide". Setting guides tend to be a lot more expansive than "a small town and its environs".

So what year exactly do we think they'll set it? Im guessing the consensus around here will be at the time of the original Folio, but could they have it at the time of From the Ashes, or even the Living Greyhawk Gazateer? Do they dare advance the timeline beyond that?

About to come here and say the same thing lol. I do have to say that in my opinion that the Eberron chapter is the best in reflecting the flavor of its setting.
